What's Included in a Commercial Service Contract

Commercial service is operational, not optional. The base contract covers the systems your facility runs on every day.

  • Scheduled maintenance at facility-specific cadence

    Visit frequency aligned to your facility's usage and the season. Hospitality and community properties often run on different cadences during peak versus shoulder seasons.

  • Chemical supply and dosing

    AutoChem cross-supply where appropriate, plus on-site chemistry management. Same in-house team across both functions when both are contracted.

  • Equipment monitoring and preventative repair

    We carry our own inventory of pumps, filters, controllers, and common parts. Most equipment issues are resolved same-visit or within 24 hours.

  • Priority response with named contact

    One named account lead. Direct line. No central queue. Response priorities are defined in your contract, typically same-day for any issue raised.

  • Compliance documentation provided

    Safety Data Sheets, delivery logs, certificates of analysis, and visit records on request. Compliance ownership remains with your facility; our role is to make sure the paperwork supports it.

  • Capital planning for equipment refresh

    Annual condition reports identify equipment approaching end-of-life so you can budget refresh on your schedule, not in response to a failure.

Cadence is set by facility usage and season. Most hospitality clients run twice-weekly service during peak season, weekly during shoulder, and bi-weekly off-season. Multi-pool communities and HOAs typically run on a fixed weekly schedule year-round. We set the right cadence after the initial facility audit.

We provide the documentation your facility's compliance reviews require: Safety Data Sheets, delivery logs, certificates of analysis, and detailed visit records. Compliance ownership stays with your facility; our role is to make sure the paperwork supports it. If your auditor needs something specific, we work directly with them.

Yes. Many of our commercial clients run facilities built by other contractors. We start with a complete condition audit and a written service plan, then onboard within four to six weeks. The previous service relationship is the facility's to wind down; the operational handoff is ours to manage.

AutoChem is bulk chemical supply: we deliver pool and facility chemicals to commercial operators on a recurring schedule. Tortorella Commercial is full operations: design, build, service, and ongoing facility management. The two are related and can be contracted together, but they serve different needs. Yes. Priority response is part of every commercial contract. We define response SLAs in writing during onboarding so there's no ambiguity about what 'priority' means for your facility. Typically same-day response for any operational issue raised by your named account contact, with the path to resolution committed in the same call.

Our standard commercial service area covers the Hamptons, the South and North Forks, and broader Long Island. We take on select hospitality and community projects in the broader tri-state by exception, typically when an existing client expands or when project scope warrants our involvement.
